Improvements to retail and work shop
with living accommodation over.
This two storey Victorian building has
been converted to provide large retail
and workshop facilities for an established
coffee trader with a self contained and
separately accessed flat above.
Traders were already well established in
the Surbiton area and had a growing
business supplying and servicing coffee
machines to the London restaurant
and coffee bar trade. The building,
previously a bakery, offered substantial
accommodation but much of it was poorly
constructed and of a temporary nature.

The flat above could only be entered from
the back of the shop, was in a poor state
and unoccupied.
The new shopfront provides large windows
for product display and allows clear views
into the lively shop interior. At the rear
of the shop improved accommodation has
been provided for office and workshop staff.

The residential unit has been remodelled
to provide a two bedroom flat with living
room, benefiting from a good sized south
facing balcony. The party floor between
the shop and flat required substantial
upgrading to meet with the new sound
regulation requirements.
