Crescent House
South Lake Crescent, Wokingham
Remodelling Sheltered
Housing for Wokingham
District Council,
Berkshire
The original Crescent House
buildings were constructed in 1967 and
contain forty bedsits, seven one-bedroomed
flats, with a warden's flat and communal
facilities.
Each pair of bedsits shared a bathroom off
the corridor. There were no washbasins in
either the bedsits or the shared bathrooms
and residents had no option but to use the
kitchen sink.
The flats had become increasingly difficult
to let due to their size and lack of
self-contained facillities.
This provided each bedsit with its own
en-suite bathroom and allows future
extensions to the building to create
one bedroom flats incorporating the
new bathrooms.

The shower rooms were planned so that
tenants could be offered the choice
of baths or level access showers which
has proved popular.

Careful space planning allowed proposals
to be made to build a number of extensions
infilling spaces within the existing
building.
The modernisation also included
replacement of the original windows,
refitting of the bedsit kitchens and
thermal upgrading to remove cold
bridging.
The opportunity was also taken to create
a well located managers office and
provide an assisted bathing area.
The work was carried out in five phases
over a two year period allowing the
fabric of the community to be retained
while refurbishment took place.
