Pantiles House was developed by Housing 21 in partnership with the London Borough of Merton. It occupies the site of one wing of a former sheltered housing bedsit scheme which had been lying vacant because it was no longer suitable to provide accommodation in accordance with current standards.
The project was designed within tight planning constraints not only due to the unique character of the garden suburb, recognised by its conservation area status but also because it is adjacent to a Grade II listed building and there are several mature trees on the site. In addition, it had to link to the retained wing of the existing 1970's retirement scheme, which had already been upgraded.
The development is comprised of thirty-three mixed tenure one and two bedroom apartments for older people. Each flat has its own fully fitted kitchen and bathroom and is provided with under floor heating.
The development also includes TV and aerial points and an entry phone system in all apartments.

The development includes a number of communal facilities including a restaurant, a hairdressing salon, lounges and a full time court manager service. Tenants are offered peace of mind with the provision of a pull cord and pendant system with twenty-four hour care available on site, according to individual needs.
